double bind urbanization

At dinner last night a friend asked me, “If you had to choose between living in a 50 story building or an urban village walk-up, where would you live?”

This question illustrates the kind of double bind thinking that current debates about urban villages generate. As posed, the question compels us to choose between either high end futurism or unsanitary crowded settlements. But all too often the question itself becomes rhetorical justification for ignoring other examples of more successful urbanization. What’s more, the question also blinds us to what we can learn from the  tight organization and convenience of the villages, while using high tech knowledge and skills to imagine low-rise, more environmentally friendly settlements. more community websites

Shenzhen long since gave up on “neighborhoods (居委会)” and “villages (村)”. Instead, the ruralized urban hybrids that the SEZ has spawned are legally known as “communities (社区)”. Note du jour is simply to point out that many of the sites connect landlords and renters. Soufun or “Search for a house” web, has sites that not only include rental information, but also track real estate prices. Guloucun — literally Old Lou Village Community (古楼村小区网) and Tianmiancun or Tianmian Village Community (田面村小区网), for example.

However, some community websites are more community oriented, in addition to providing a commercial forum. For the curious, checkout these community websites:

Much of what I know about Shenzhen, I know through hearsay. How much might be confirmed through other sources — people, reports, maps, or books, for example — is a methodological question. Sometimes I can track down confirmation, other times I can’t. What I do know, however, is that most folks are willing to talk about other people’s affairs, even when not willing to disclose anything about themselves. The other day, I heard a story about the Baoping Community compound and here’s how it goes:

Built in the area around the train station and then moving north parallel to the train tracks, the earliest residences for Shenzhen cadres were small, danwei compounds. In 1980ish, the Xili Industry and Trade Enterprise bought land rights from Caiwuwei Village and built a small compound along what became Heping Road, just east of the railway. Xili went out of business and Shenzhen Travel took over the compound. However, Shenzhen began privatizing danwei houses in 1988, a full ten years before the rest of the country. Thus, China Travel employees who had housing in the residential area were able to purchase their benefit housing (福利房) at cost.

Sometime after privatization, the residential compound was renamed, Baoping. Old and small, the residential compound is no longer upscale housing. Instead, most of the homes are shared rentals (合租), in which each bedroom is rented out and then the kitchen, bathroom, and living spaces are shared. Continue reading

蛇口荔园路 — fraying urban fabric in Old Shekou

A shaded, two-lane boulevard that borders Sihai Park, Liyuan Road (荔园路) retains the intimate spatial layout that characterized Old Shekou urban planning. Indeed, the scale of planning suggests the contours of the utopian society that Yuan Geng and his supporters hoped to build — residential, working, and leisure spaces all within walking distance to each other. Indeed, the architectural differences between management housing, Shuiwan New Village, and nearby factory dormitories were noticeable but not overwhelming because the layout of Liyuan Road, the predominance of concrete construction, and common access to Sihai Park made all residents neighbors.

Over the past few years, as residential and manufacturing plats have been razed and rebuilt, and factories have been repurposed for yuppie consumption, the Liyuan Road neighborhood has become somewhat frayed. 80s residences now function as low-income housing, Shuiwan has been razed for urban renovation, and many upgraded manufacturing spaces have privatized leisure consumption. Indeed, one of the newest China Merchants’ real estate projects, Park Mansion Estates (雍景湾) entices buyers with the promise of “Undisputed Possession of the World” in its advertising. Nevertheless, Liyuan Road still threads through an interesting patchwork of Shekou Old and ever Newer. Images below:

of dreams and consumption…

another couplet from real estate advertising, this one noted because it suggests the poetic contours of consumption: 梦想的产品,现实的冲动 (a dreamy product, a practical impulse) as if impulse buying were about satisfying dreams, rather than putting ourselves in debt. after all, the cheapest 30 sq meter condo started at 380,000 rmb, well over the minimum wage. what’s more this relatively cheap development is located in dongguan, a long ride from downtown shenzhen. so to buy into the dream one needs an upper management salary and a car. sigh.

what is luxury living?

I’ve been thinking about luxury because it permeates Shenzhen advertising, especially that for new housing estates. The definition of luxury that appears in these advertisements invariably links high-end consumption, images of happy elites, and the idea of homecoming. The strip of reclaimed land that stretches from Shekou Gongye 8 Road to Dongjiaotou, for example, is thick with malls and advertising, as well as littered with evidence that such lives don’t come cheap.

The characters for luxury 奢侈 reveal the extent to which inequality threads through and often sustains our desire for these objects. 奢 deconstructs to the characters 大者, or “big one”. Likewise, 侈 becomes 人多, or many people. Thus, the literal definition of shechi is big one many people, leaving the question of the verb that links big ones and the many open to interpretation. Is a luxury item something that all want but belongs to the big one? Or perhaps, it takes many to produce a big one?  Continue reading

1995-2005: Keywords in Shenzhen real estate

Much of Shenzhen’s informal history is, unsurprisingly perhaps, being written on blogs and weibo. However, websites dedicated to real estate, ranging from analysis to agency offerings are not usually considered to be history writing. Nevertheless, these websites provide insite into the negotiation of value as people transform labor and desire into homes and family life. To give a sense of the historical content of these websites as well as how they produce knowledge about the city, I’ve translated a sampling from a real estate purchasing and rental keywords post by 王猴猴.

Just an editorial note: when reading these keywords it is important to hear what has not been said. Policy criticisms and social problems remain implicit in Wang Houhou’s explanations and evaluations. I have thus added a few exegetical notes, which do not exhaust possible interpretations, but rather point to other readings. I encourage readers to add their own interpretations and thereby enrich the keywords.

1995 购房入户 (Buy a house, get Shenzhen hukou) In order to stimulate citizens to purchase homes and also to further economic development in a slow house market, Chinese local governments promulgated real estate development policies and measures. The prime example of these policies came in 1995, when the Shenzhen government approved a measure that allowed anyone who bought a house outside the second line [in Baoan or Longgang District] was eligible for three Shenzhen hukous. [In 1995 Baoan and Longgang were still under rural administration and the Second Line was still enforced. Consequently, this law stimulated building at Second Line checkpoints, notably Buji and Meilin, where people could buy a Shenzhen hukou and still get to work easily.]  Continue reading

coastline developments

Walked several of the new Houhai Land Reclamation Area (map – the big red area) developments this morning — each more luxurious than the last, each laying claim to the shifting coastline:  Golden Sea, Morning Sunlight, Shenzhen Bay #1. Nanshan District aims to build a new Central (中环), modeled on its Hong Kong namesake in the fill. I found a conch shell, two oyster shells, broken glass and a riverwalk that extended the Shahe River through the central area of reclaimed land, but never reached the sea. It’s all become marketable views. . .

my new favorite map

I have just found my new favorite map of Shenzhen. Published in 2009 by the Bureau of Land Resource Use and Real Estate (深圳市国土资源和房产管理局), the map is not only large, but reads like a beautiful promissory note. Indeed the map promises that, “The Beautiful Shenzhen Will Have a Brighter Future.”

Said map includes the complete plan of the subway system, which is still under construction, proposed buildings, and as yet incomplete parks. Moreover, in the spirit of international goodwill, it includes the addresses of foreign consulates in Guangzhou, a map of the domestic and international flights from Shenzhen, business hours of the city’s various border crossings, and a list of rail connections to other cities. Indeed, its as if the map was designed to anticipate growth, much like a parent buys larger clothing for young children to grow into.

I’m not sure if the purpose of this map is to attract people to live in the city or facilitate their passage through on their way elsewhere. I do think, however, that the point is to eventually find oneself off the map. After all, we are walking forward into the not yet constructed, rather than heading toward the already built.
